Hemlane consists of three components, which are our leasing software, management software, and services.


Leasing Software

  1. Advertising the rental on the top 15+ rental listing websites.
  2. Managing leads in-app, via emails, texts, prequalification questions, and online showings scheduling. 
  3. Screening prospective tenants through an application and comprehensive screening, including credit report, background check, eviction report, and income verification. 


Management Software

  1. Tracks the lease with document storage, tenant communication, and reminders for lease renewals.
  2. Online rent collection, with automatic reminders and late fees.
  3. Manage financials, including tracking balances, income and expenses, and downloading reports.


Tenant Placement

  1. Have our team monitor tenant inquiries, qualify the tenants, and take them through the application and tenant screening process. 
  2. Let us show your property with safe and secure self-guided tours. Only vetted applicants can book a self-guided tour during allocated time slots using a unique lockbox code with your approval.
  3. Prepare state specific leases with the templates we provide and ensure the tenants only receive the key after their rent and security deposit is in your account.

  1. Receive professional move in and move out inspection from us. Our team will physically inspect the home and send you a report. 
  2. Get move-in ready as our team arranges for a deep cleaning, replacements, and repairs with your approval. 
  3. Show your property with Showings⁺ at no additional cost. All you have to do is click approve. 


Local Agent

  1. Leasing services including rental showings, lease contracts, and move in coordination.
  2. Turnover coordination to prepare the rental for new tenants.
  3. Other real estate needs such as consultancy, eviction support, and rent estimates.


Repair Coordination

  1. 24/7 emergency support team to dispatch service professionals quickly.
  2. Troubleshooting for repair resolution prior to sending out a professional.
  3. Work with service professionals from dispatch to payment, project managing the entire process.


Eviction Shield

  1. Mediation: Work with tenants to understand and provide resources to get rent paid and up-to-date.
  2. Legal Notices: We’ll work with a process server to get notices served in person or posted on the door, per local regulations. 
  3. Local Attorney Guidance If an eviction needs to be taken further, our team will guide you through next steps and provide attorney introductions.
