Our Story:

Proposabid was founded to address a structural failure in real estate capital management.


Capital improvements are mission-critical — but the decisions that authorize them are rarely governed with the same rigor as the capital they deploy.


As a former Wildland Firefighter for the U.S. Forest Service and CAL FIRE, and later a Cybersecurity Analyst supporting high-stakes property operations, our Founder & CEO, RoDevia Brigham, worked inside environments where decisions had to be explicit, owned, and defensible — because failure carried real consequences.


What stood out in real estate was not a lack of effort or expertise — but the absence of decision infrastructure.


Across large property portfolios, repair capital was being approved without:


  • clear decision ownership
  • explicit trade-offs
  • durable documentation
  • or accountability that survived time, audits, or transition

 

Execution was blamed.
But the failure lived upstream — at the decision layer.


The industry didn’t lack better tools.
It lacked governance.


So Proposabid was built to provide it.

Who We Are:

 Proposabid provides capital decision infrastructure for real estate repair and renovation programs.


We operate upstream of construction — at the point where capital decisions are framed, evaluated, and committed.


Our role is to ensure that scope, assumptions, trade-offs, and responsibility are explicit before capital moves.


As part of that work, we obtain contractor bids and develop repair estimates.
But the purpose is not simply to collect pricing.


We structure the scope, assumptions, and evaluation criteria behind those bids so they can be meaningfully compared and relied upon in acquisition, underwriting, diligence, and capital planning.


The result is not just pricing — it is a structured capital decision.


Proposabid produces the decision artifacts required for institutional scrutiny, including structured scopes, comparable bids, and documented decision records.


These artifacts ensure repair capital decisions remain explainable and defensible across time, stakeholders, audits, refinancing events, and leadership transitions.


By structuring repair decisions at the moment of commitment, Proposabid prevents the silent risk that occurs when assumptions become embedded in pricing without clear alignment.
